How can I tell that the bottom seal needs replacing?

Close the door, turn off the lights and look along the floor from inside. Daylight showing, a strip that feels hard or cracks when pressed, a bulb that has flattened and stays flat, an end hanging out of its channel, chew marks or missing pieces are all signs. So are leaves, snow or a puddle inside the door after weather. Any one of these means the seal has stopped doing its job.

How can I tell the side and top seal needs replacing?

Close the door, turn off the garage lights and look along the edges for daylight. Then press the fin with a thumb: it should be soft and spring back. Hardness, cracks, pieces missing, a strip hanging loose, snow or leaves inside along the edge, or a fin that has folded under and torn are all signs. A rubbing squeal as the door moves is another.

What happens during the visit?

The opener is disconnected and the door lowered by hand and checked for level. The lock is identified and examined: handle, spindle, centre body, bars, guides, cylinder, fixings and track slots. Adjustments come first, then any worn parts are renewed, and the lock is worked from both sides with the door shut. The opener is reconnected and run, and you are shown how the lock and opener are to be used together.

Is the bracket at the bottom corner a hinge too?

No, and it is the one piece of hardware on the door that stays untouched during hinge work. The bottom bracket in each lower corner holds the bottom roller and anchors the lift cable, so it carries spring tension whenever the springs are wound. Many manufacturers fit tamper-resistant fasteners there. Changing a bottom bracket means unloading the springs first, which is a separate job with its own method.
