Garage Door Opener Diagnosis and Repair
You press the remote from the driveway and hear the motor hum overhead, a steady drone with no movement behind it. The door stays shut.

Pull the release with the door fully closed whenever possible, and keep the opening clear as you do. Once the trolley lets go, the door is held by its springs alone, and a closed door can still shift unexpectedly.
Never drive a vehicle at a closed door to get out; the door collapses and the stored tension in the counterbalance is released. Use the release, the outside key release, or a technician.
In freezing weather, check that the bottom seal has released from the slab before using the opener; a door frozen to the floor is the most common winter route to slack cables and a crooked door.
In plain words
An opener is only half of the machine. The other half is the door: springs balanced so the door weighs almost nothing in your hand, rollers turning in a straight track, hinges holding the panels square. When that half slips out of tune, the opener takes the blame for straining, stalling or reversing, and a bigger motor or a higher force setting only hides the fault. A proper diagnosis disconnects the door from the operator and lifts it by hand before anything else. If it floats to shoulder height and stays there, the opener is the patient. If it drops or fights back, the door is.
How the visit goesNothing. No light, no click, no hum from the unit on the ceiling. The remote is dead, the wall button is dead, the keypad is dead. It worked yesterday evening, before the storm knocked the power out for an hour and brought it back with a flicker.

How the visit goes

- 1
The two small eyes near the floor
The photo-eye sensors are inspected together with their wiring. Each sensor carries a small indicator; a steady light on both means the beam is aligned, while a flicker, a dark light or one that goes out when the bracket is nudged points to misalignment, a loose mount or a damaged wire. The technician sights along the beam, looks for obstructions, cobwebs, frost and low sun on the receiving lens, checks that the sensors sit no higher than about fifteen centimetres off the floor, and traces the wire back to the head unit for staples, kinks and chew marks. Sensor faults are the single commonest reason a door refuses to close.
- 2
When replacement is the honest answer
Sometimes the diagnosis points past repair. A head unit from before photo eyes were standard, a board no longer manufactured, a motor burnt out in a housing whose gear train is also worn, or a chain-drive unit that has already had two gear kits are all cases where replacing the opener serves you better than another patch. The technician sets out what was found, why repair is a poor fit, and what a modern unit offers: a belt or direct drive for quiet, battery backup for outages, and the safety features the standard requires. The choice remains yours, and the door is left safe in the meantime.
- 3
Remotes, codes and who can reach them
Your controls are left tidy. Every remote is programmed and tested, the keypad code is one you chose, and you know which coin or cylinder cell each device takes. You know what the wall control's lock button does and how to tell when it is on, so a visitor cannot strand you by pressing it. Remotes are kept away from children, and the wall control sits about a metre and a half up, in sight of the door and away from moving parts. If your opener connects to a phone app, that link has been checked and the account is in your name.

What affects the quote
- 1
Type of drive
Chain, belt, screw, direct-drive and wall-mounted jackshaft openers each have their own parts and their own labour; a gear kit on a chain unit is a different job from a coupler on a screw drive.
- 2
Connected features
A unit with a network module, door-position sensor or hub may need its pairing restored or a module replaced, which is quoted as its own step alongside the mechanical repair.
- 3
Repair or replacement
When diagnosis points to replacement, the quote changes shape entirely: a new head unit, rail and sensors with installation, plus removal of the old opener, rather than a single part and labour.

Garage Door Opener Diagnosis and Repair: questions
Why does my garage door open by itself?
A door that opens with nobody pressing anything is usually being told to by a fault in its wiring or a control. A pinched or stapled wire to the wall control can short intermittently and act like a button press; a stuck button on a remote left in a coat pocket does the same; and a neighbour's remote on an old fixed-code opener can occasionally trigger it. The technician isolates each control in turn until the phantom command stops.
How long does a diagnosis visit take?
The checks themselves run in a set order and take a modest part of an hour on most doors. What extends a visit is the repair that follows: a gear kit or capacitor adds a little, a sensor re-wire or a trolley change adds more, and a door-side problem such as a balance fault may mean a second piece of work. You are told where things stand once the cause is found, before any further work begins.
Will the repair happen during the same visit?
When the cause is a common part carried on the truck, yes: capacitors, gear kits, sensor pairs, trolleys, wall controls, remotes and wiring are typical. When the part is specific to an older model and has to be ordered, or when the diagnosis finds a spring or cable problem that needs its own appointment, the door is left safe and the next step is agreed with you before the technician leaves.

What the census means at the door
58%
Older homes. About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.
Extension springs are common on older doors, and they should carry a safety cable through the middle so a broken spring is held rather than flung. Adding those cables is a small job the technician checks for and offers on any older door he services.
23%
Single-detached houses make up about 23% of homes in Toronto (2021 Census).
Townhouse rows generally have a narrow single door on each unit, with shared walls on both sides. Noise from a chain opener or dry rollers carries straight into the neighbour's home, so quiet belt-drive openers and nylon rollers are a popular and considerate choice here.
