Garage Door Perimeter Weatherstrip in New Toronto

The new door went in last year and looks perfect, but the old wooden stop and its tired seal were left in place. Along the top there is a gap you could slide a finger into, and the cold pours through it.

In plain words

For an attached garage the perimeter seal does more than keep leaves out. The garage is a buffer between the weather and the house, and drafts around the door cool the wall it shares with the kitchen and the floor of the room above it. Snow blown in melts and refreezes on the slab, and mice follow the warm air in at open corners. A well-fitted side and header seal closes those paths and eases the job of the weatherstripped door between garage and house, though the garage's warmth also depends on the door's own seal, the ceiling and the heating. It is a worthwhile comfort improvement for the house.

Sound familiar?

After a windy night there is a fine ridge of snow on the garage floor along one side of the door, and another across the top step. The door was shut the whole time; the snow came in around it.

How the visit goes

  1. 1

The corners and the meeting with the bottom seal

Gaps like to live where pieces meet. The technician looks at both top corners, where the header seal and the side seals should overlap so there is no square hole, and at both bottom corners, where the side seal should run right down to meet the bottom seal on the door. Mouse droppings, leaves and a small drift of snow in one corner are common finds and point to exactly which joint has opened. The bottom seal itself is noted; it is a separate part of the door, but if it is flattened or torn the household is told so both can be renewed in one visit if they wish.

  2. 2

Taking off the old strip cleanly

The old fin or stop comes off with a flat bar worked behind it a little at a time, so the trim and any brickmould stay intact. Nails are drawn with end-cutting pliers rather than hammered through, staples are lifted, and any old adhesive is scraped back to bare surface. Where the whole wood stop is being replaced with a one-piece vinyl stop, the stop is freed along its length and lifted out, and the paint ridge it leaves is knocked down so the new moulding sits flat. The bare jamb is brushed clean and any loose paint at the edges is removed before anything new goes on.

  3. 3

    A look round each season

The simplest care is a glance four times a year. Close the door, switch off the lights and look along both sides and the header for daylight. Then step outside and check that no length has lifted, that the corners are still tucked together and that the fin is still soft when you press it with a thumb. Cracks, a hard grey surface or a piece that has shrunk back from the door are the early signs. Manufacturers suggest wiping the seal down with a damp cloth a few times a year, and that also lets you feel any change in it.

What affects the quote

  1. 1

Doing the bottom seal at the same time

When the bottom seal on the door is also worn, renewing it during the same visit is offered as a separate line and saves the cost of a second call.

  2. 2

    Weather on the day

Cold weather means keeping vinyl warm between the van and the opening and fitting each length with extra care, so a winter visit can run a little longer than one in mild weather.

  3. 3

    Alignment work on the door

Where the door sits out of square and a track bracket or the door itself needs small correction before the seal can meet it evenly, that adjustment is named separately.

Garage Door Perimeter Weatherstrip: questions

Advice · (289) 805-6879

How long does the visit take?

A straightforward fin replacement on a single door is often a matter of an hour or two once the technician is set up; a double door with a one-piece stop takes longer, and any jamb repair adds to it. Most of the time goes into checking the door, preparing the surface and setting the contact carefully, since those are what make the seal last. You are given a sense of the timing when the work is confirmed.

How can I tell the side and top seal needs replacing?

Close the door, turn off the garage lights and look along the edges for daylight. Then press the fin with a thumb: it should be soft and spring back. Hardness, cracks, pieces missing, a strip hanging loose, snow or leaves inside along the edge, or a fin that has folded under and torn are all signs. A rubbing squeal as the door moves is another.

What information helps when I book?

The size of the door and whether it is single or double, where you see daylight or feel drafts, whether the existing seal is a strip on a wood stop or a one-piece moulding, the colour of the trim, whether the wood near the floor feels soft, and whether the garage is attached or heated. Photos of the closed door from inside with the lights off, and of each corner from outside, are very useful.

What the census means at the door

58%

Older homes. About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.

Decades of freeze and thaw work on the concrete apron in front of an older garage, and an uneven floor means the bottom seal meets a gap on one side. A thicker seal or an adjusted threshold closes it and keeps snow and cold air out.

23%

Single-detached houses make up about 23% of homes in Toronto (2021 Census).

In denser housing the garage door is frequently the main entrance to the home and sits close to the living space, so a door that closes fully and locks properly matters for security. We check the closing force, the lock and the opener's stored codes on every visit.
